How much home loan can you get on a ₹75,000 monthly income?
Home loan eligibility on a ₹75,000 monthly income: the loan size for 20, 25 and 30 years, how existing EMIs cut it and what to do to qualify for more.
The short answer
On ₹75,000 a month, you can usually qualify for a loan in the range where the loan-to-value limit changes from 90% to 80%, so the down payment you need is as important as the loan.
How lenders work it out
Lenders add up all your monthly loan payments, including the new EMI, and compare the total with your income. Many are comfortable up to about 40 to 50%, and the exact limit differs by lender and by income. This share is often called FOIR. The rest of the work is reverse maths: given the EMI you can carry, how big a loan does that repay over the tenure?
On ₹75,000 a month, the EMI room is ₹30,000 at 40% and ₹37,500 at 50%.
Loan you could get, by tenure and rate
These are working figures, assuming no other EMIs and the same rate for the whole loan.
| Terms | If EMI is 40% of income | If EMI is 50% of income |
|---|---|---|
| 20 years at 8.5% | ₹34.5 lakh | ₹43 lakh |
| 25 years at 8.5% | ₹37.5 lakh | ₹46.5 lakh |
| 30 years at 8.5% | ₹39 lakh | ₹49 lakh |
| 20 years at 9.5% | ₹32 lakh | ₹40 lakh |
A longer tenure raises the loan you qualify for, but you pay far more interest. A higher rate lowers it. The affordability tool lets you add your own EMIs.
If you already pay other EMIs
A car loan, a personal loan or even credit card dues reduce the room for a home loan. If you already pay ₹7,500 a month in other EMIs, the home loan you qualify for at a 50% limit falls from about ₹43 lakh to about ₹34.5 lakh. Clearing a small loan before you apply can lift your eligibility more than you expect.
How to qualify for more
- Add a co-applicant with income, such as a spouse or parent, if the property will be jointly owned.
- Clear small loans first. Closing a loan with a few months left frees its EMI.
- Pay card dues in full before you apply, and avoid new loans or cards for a few months.
- Check your credit report for errors that may be lowering your score. See how to dispute an error.
- Choose a longer tenure only if you plan to prepay later, since it raises the interest.
Plan the down payment and registration costs together. Lenders usually do not finance stamp duty and registration, so keep cash for them.
Common questions
How much home loan can I get on ₹75,000 a month?
As a rough guide, about ₹34.5 lakh to ₹43 lakh over 20 years at 8.5% if you have no other loans. Your lender sets the actual amount.
Do lenders use gross or take-home salary?
It varies. Many use gross monthly income for salaried people and the income on your tax returns for the self-employed. Ask your lender which figure it uses.
Does a co-applicant increase my loan amount?
Usually yes. Lenders can add the co-applicant's income to yours. Both of you are then responsible for the loan, and both can claim tax benefits if both are owners and pay the EMIs.
Does my credit score affect how much I can borrow?
It affects whether you are approved and the rate you get. A higher rate means a higher EMI, which lowers the loan your income can carry.
