EMI on a ₹75 lakh home loan: tenures, rates and the salary you need

EMI for a ₹75 lakh home loan at 8%, 8.5% and 9% over 10 to 30 years, the total interest, the salary lenders usually want and one way to finish years earlier.

₹75 lakh home loan: what to expect

₹75 lakh is the point where the loan-to-value limit changes. Up to ₹75 lakh, lenders can finance up to 80% of the property value. Above it, the limit falls to 75%. A slightly larger loan can therefore need a noticeably larger down payment.

The EMI is the same each month for the whole loan if the rate does not change. These figures use the standard reducing-balance formula. See how the EMI formula works.

RBI's loan-to-value limits are 90% of the property value for loans up to ₹30 lakh, 80% for ₹30 to 75 lakh and 75% above ₹75 lakh. A lender may offer less. That decides the down payment you need.

A simple way to finish earlier

Paying one extra EMI each year on the 20 years loan at 8.5% saves about ₹15,43,709 and ends the loan about 3 years 3 months earlier. Floating-rate home loans to individuals carry no prepayment charge, so this costs nothing but the cash. Try your own plan in Pay off sooner.

Worth knowing at ₹75 lakh

If you are near the line, check the numbers both ways. A property worth ₹94 lakh can take an 80% loan of about ₹75 lakh. A property worth ₹1 crore is limited to a 75% loan of ₹75 lakh. Ask your lender how it applies the limit to your case. Tax benefits on interest also have a yearly cap, so a bigger loan does not mean a bigger deduction. See tax benefits explained.
