Home loan top-up: how it works, what it costs and when it makes sense
A top-up loan lets you borrow more on your existing home loan, usually at a lower rate than a personal loan. How it works, the tax rule and a cost comparison.
What a top-up loan is
A top-up is an additional loan on top of your existing home loan, with the same property as security. The amount depends on your repayment capacity, your outstanding balance and the property's current value. The tenure usually matches the rest of your home loan, though it varies by lender.
How it compares with a personal loan
A top-up is usually priced a little above your home loan rate and well below a personal loan. This is an example with assumed rates: ₹10 lakh for 5 years.
| Loan | Rate (example) | EMI | Total interest |
|---|---|---|---|
| Top-up | 9% | ₹20,758 | ₹2,45,501 |
| Personal loan | 14% | ₹23,268 | ₹3,96,095 |
If the top-up runs for the remaining home loan tenure, the EMI is lower, but the total interest can be higher, so prepay it when you can.
Who can get one
Most banks allow a top-up after at least 12 monthly instalments of the home loan, a good repayment history and a healthy credit score. The lender checks your income again and may revalue the property.
Tax on a top-up
Under the old tax regime, interest on the top-up gets a deduction only when the money is used to buy, build, repair or renovate a home, and published summaries note a lower yearly cap for repairs. Money used for a wedding, a holiday or other personal needs gets no benefit. Ask a tax adviser about your case. See home loan tax benefits.
Before you take one
- Check if another lender will give you a lower rate on the whole loan. See is a balance transfer worth it.
- Keep the EMI within your budget. A top-up raises your total debt.
- Do not use a home-secured loan for spending that can wait. The property is the security.
Common questions
What is a top-up home loan?
It is additional money lent against your existing home loan and property, usually at a rate below personal loans.
Is a top-up loan cheaper than a personal loan?
Usually yes, because it is secured by your property. Compare the rate, the fees and the tenure before you decide.
Can I use a top-up for any purpose?
Some lenders restrict the use. Tax benefits apply only for buying, building or repairing a home.
How soon can I take a top-up?
Many banks allow it after 12 monthly instalments, but each lender sets its own rule.
