Home loan balance transfer: the documents checklist
The papers a new lender usually asks for when you move a home loan, the ones you must get from your current lender, and the order to collect them in.
Group 1: who you are
- PAN card and Aadhaar, or another officially valid ID and address proof
- Passport-size photographs
- Filled application form and the new lender's consent forms
Group 2: what you earn
If you are salaried:
- Recent salary slips
- Bank statements, usually for the last six months
- Form 16 or income tax returns for recent years
If you are self-employed:
- Income tax returns and computations for recent years
- Business proof, and profit and loss statement with balance sheet
- Bank statements for the business and for you
Group 3: your current loan
- Sanction letter and loan agreement from the current lender
- Loan account statement from the start of the loan
- Foreclosure or outstanding letter: a statement of the exact amount needed to close the loan on a given date
- Proof that EMIs were paid on time, which the loan statement shows
- The lender's list of original property documents it holds
Group 4: the property
- Copies of sale deed, title documents and approved plan
- Latest property tax receipt and utility bill
- Any no-objection letter the society or builder requires
The new lender will do its own legal and technical check. This is where fees can appear, so ask for the fee list before you apply.
The order that saves time
- Ask your current lender for the foreclosure letter and loan statement first. These take the longest.
- Collect group 1 and 2 while you wait.
- Get the new lender's sanction in writing, with the rate, spread, reset terms and all fees.
- The new lender pays your current lender and the original papers move across. Confirm in writing who holds your original papers at each step.
Ask your current lender first
Before you move, you can write to your own lender and ask for a lower rate. Many will reduce it to keep you. The overpaying check makes the letter for you.
Common questions
What documents are needed for a home loan balance transfer?
Typically ID and address proof, income proof, bank statements, your loan statement and foreclosure letter from the current lender, the sanction letter, and copies of property documents. The new lender gives its own list.
What is a foreclosure letter?
A letter from your current lender stating the exact amount needed to close your loan on a given date. The new lender uses it to pay off your old loan.
How long does a balance transfer take?
It varies by lender and how quickly papers move. Ask both lenders for a timeline in writing, and start with the foreclosure letter.
Will I pay a fee to move my home loan?
Usually yes: a processing fee and legal or technical charges at the new lender. Floating-rate loans to individuals sanctioned or renewed on or after 1 January 2026 cannot carry a prepayment charge. See the prepayment charge post for the rule.
